Spring has officially arrived here in Southwest Idaho, and let me tell you things are warming up in more ways than one. The flowers are blooming, the sun is staying out a little longer, and the real estate market? Yep, it’s waking up, too. If you’ve been thinking about selling your home or even just wondering what your options are, now might be the perfect time to start that conversation. 📍 Ada County: Solid Growth + More Choices
In Ada County (think Boise, Meridian, Eagle, Star, Kuna, Garden City), the market is showing steady growth and gaining momentum.
The median home price climbed to $597,287 in March.
That’s a 1% bump from February and a pretty healthy 17.2% increase from two years ago.
Homes are spending about 60 days on the market, which is slightly faster than the previous month.
Inventory is up 76.6% year-over-year—which means more homes are coming online, giving buyers more choices (and sellers more competition if they’re not strategic).
What this means--> Ada County is still very much in play for sellers. Buyers are active, but they’re picky, so a little prep work and solid pricing go a long way.
📍 Canyon County: On the Rise and Full of Opportunity
Canyon County (Nampa, Caldwell, Middleton, Melba) is also having a moment.
Median home price is now $478,975—a 16.7% jump from last year!
Inventory climbed over 60% from just a month ago.
Homes here are sitting on the market around 65 days.
What this means--> Canyon County continues to be attractive for buyers looking for more home for their money, and that demand is creating solid opportunities for sellers—especially those who’ve owned for a few years and have built up equity.
